EMAIL 1: Day 1 - The $10,000 Documentation Mistake
From: [Your Name] <[your.name]@cbrsgroup.com> Subject: The $10K photo mistake homeowners make (avoid this!)
Preview Text: Take these photos FIRST or you'll regret it later
Body:
Hi [First Name],
Yesterday you downloaded the 7-Day Claims Roadmap. I hope you're already putting it to use!
Today, I want to share the #1 most expensive mistake homeowners make when filing insurance claims.
The Mistake: Taking photos AFTER cleaning up.
Here's what happens:
You discover water damage. It's a mess. Your instinct is to clean it up.
So you:
- Mop up the water
- Throw away soaked carpet
- Start moving furniture
- Toss damaged belongings
Then you call insurance. Then you take photos.
The problem? The adjuster can't see the full extent of damage. They only see what's left.
Result: Lowball estimate. Missing items. Denied claims.
Real Example:
I worked with a homeowner last year who had a pipe burst that flooded their bedroom and hallway.
She cleaned up before taking photos. When the adjuster came out 3 days later, the water was gone. No standing water in the photos. No visible damage.
The adjuster's estimate: $4,200 for "minor water damage"
The actual cost: $14,800 (after we fought for a supplement)
She left $10,600 on the table because of poor initial documentation.
Here's what to do instead:
BEFORE touching anything:
- Take 50-100 photos from every angle
- Include close-ups AND wide shots
- Show standing water, wet materials, damaged items
- Use a ruler or tape measure (shows scale)
- Enable timestamp on your camera
THEN clean up (and document that too).
Pro tip from the roadmap (Day 1): Email the photos to yourself. This creates a date/time stamped record that's harder to dispute.
Tomorrow's email: I'll share the questions that insurance adjusters HATE being asked (and why you should ask them anyway).
Questions about documentation? Hit reply - I read every email.

EMAIL 2: Day 2 - The Questions Adjusters Don't Want You to Ask
From: [Your Name] <[your.name]@cbrsgroup.com> Subject: Ask your adjuster these 5 questions (they'll hate #4)
Preview Text: Most homeowners don't even know to ask these...
Body:
Hi [First Name],
Quick question: Have you had your adjuster visit yet?
If not, perfect timing. If so, you can still use these questions for follow-up or for supplements.
Here are 5 questions that adjusters don't want you to ask (but you absolutely should):
Question #1: "What's the difference between RCV and ACV, and which do I have?"
Why it matters:
- RCV (Replacement Cost Value) = You get full replacement cost
- ACV (Actual Cash Value) = You get replacement cost MINUS depreciation
Example: Your 15-year-old roof needs replacing. Cost: $20,000.
- With RCV: You get $20,000 (minus deductible)
- With ACV: You get $12,000 (depreciation deducted)
Most homeowners don't know which they have until it's too late.
Question #2: "Can I choose my own contractor, or do I have to use your preferred vendor?"
Why it matters: Adjusters often "suggest" contractors. But here's the truth:
You have the right to choose ANY licensed contractor.
The adjuster can't force you to use their vendor. And often, their "preferred" contractors give lowball estimates to keep the insurance company happy.
Question #3: "What happens if my contractor finds more damage during the work?"
Why it matters: This is WHEN (not if) more damage is found. Hidden water damage, structural issues, code violations - you won't know until walls are opened.
The right answer: "Submit a supplement with photos and we'll review it."
Red flag answer: "We'll cross that bridge when we come to it" (translation: we'll fight you on it).
Get the process in writing upfront.
Question #4: "How do I know if your estimate is complete and accurate?"
Why they hate this: It implies you don't trust them. But here's the reality - adjusters miss things. A LOT.
Follow-up: "Can I have a contractor review it before I accept?"
Answer you want: "Yes, that's completely reasonable."
Red flag: Pressure to accept immediately without contractor review.
Question #5: "What's my timeline for completing repairs?"
Why it matters: Most policies give you 1-2 years. But some adjusters create artificial urgency.
Red flag: "You need to choose a contractor and start work within 30 days or the claim may be denied."
Reality: Unless your policy specifically says this (rare), it's not true.
Bonus Tip:
Take notes during the adjuster visit. Write down:
- What they say is covered
- What they say is NOT covered
- Any timeline they mention
- Anything that seems odd or wrong
Why? If there's a dispute later, you have documentation of what was promised.
Tomorrow's email: I'll share a real case study of a homeowner who got a $15,000 supplement approved (and how we did it).

EMAIL 3: Day 3 - Case Study: The $15,000 Supplement
From: [Your Name] <[your.name]@cbrsgroup.com> Subject: How the Johnsons got $15K more (case study)
Preview Text: Initial estimate: $28K. Final payout: $43K. Here's what happened.
Body:
Hi [First Name],
Today I want to share a real case study from last year.
Names changed for privacy, but the numbers are 100% real.
The Situation:
The Johnsons had a pipe burst in their master bathroom. Water flooded the bathroom, bedroom, and hallway.
They did everything right:
- Documented with photos ✓
- Called insurance immediately ✓
- Got emergency mitigation ✓
The adjuster came out and wrote an estimate: $28,000
Seemed reasonable. They were about to accept it.
Then they called us.
We reviewed the estimate and found $15,000 in missing items.
Here's what the adjuster missed:
Missing Item #1: Insulation Removal & Replacement ($1,840)
The adjuster only included drywall removal and replacement. But the insulation behind it was soaked.
Wet insulation can't be dried. It MUST be removed and replaced per IICRC standards.
Why the adjuster missed it: Not visible until drywall is removed.
Supplement justification: "IICRC S500 Section 12.5.3 requires wet insulation removal."
Result: ✅ Approved - $1,840
Missing Item #2: Antimicrobial Treatment ($625)
The water came from a toilet bowl (Category 2 "gray water"). This requires antimicrobial treatment.
Why the adjuster missed it: Many adjusters don't classify water correctly or forget this step.
Supplement justification: "Category 2 water requires antimicrobial treatment per IICRC S500 Section 12.3.2"
Result: ✅ Approved - $625
Missing Item #3: Baseboard Removal & Replacement ($720)
Baseboards had to be removed for proper drying and were damaged in the process.
Why the adjuster missed it: Assumed they could be saved (not realistic).
Supplement justification: "Moisture wicking requires baseboard removal. Water damage and removal damage requires replacement."
Result: ✅ Approved - $720
Missing Item #4: Moisture Barrier ($390)
Bathroom code requires moisture barrier behind drywall. The original didn't have it (pre-dated code).
Why the adjuster missed it: Not a restoration item, but a code requirement when replacing.
Supplement justification: "IRC R702.3.8 requires moisture barrier in wet areas. Code upgrade necessary for permit approval."
Result: ✅ Approved - $390
Missing Item #5: Texture Matching ($480)
Estimate included drywall replacement but not texture matching.
Why the adjuster missed it: Some estimates lump texture into drywall cost (incorrectly).
Supplement justification: "Existing texture is knockdown. Must match to restore to pre-loss condition."
Result: ✅ Approved - $480
Plus 8 more missing items...
Total Supplement Approved: $15,125
Final payout: $43,125 (vs original $28,000)
The Johnsons' reaction:
"We had no idea all this was missing. If we'd accepted the first estimate, we would have paid $15,000 out of pocket or gotten substandard work. Thank you for catching this!"
The Lesson:
Just because an adjuster writes an estimate doesn't mean it's complete.
Adjusters are human. They miss things. Sometimes on accident. Sometimes... not.
Your job: Get a qualified contractor to review the estimate BEFORE accepting it.
Tomorrow's email: The contractor red flags that signal "RUN AWAY" (learn to spot scammers).
Have a question about your estimate? Reply to this email.

EMAIL 4: Day 4 - Red Flags: How to Spot Contractor Scams
From: [Your Name] <[your.name]@cbrsgroup.com> Subject: 🚩 7 contractor red flags (if you see these, RUN)
Preview Text: These are the warning signs of storm chasers and scammers
Body:
Hi [First Name],
After a storm or property damage, contractors come out of the woodwork.
Some are legit. Many are not.
Today I'm sharing the 7 red flags that scream "SCAMMER" - so you can avoid them.
🚩 RED FLAG #1: They knocked on YOUR door
Legitimate contractors are busy. They don't need to go door-to-door soliciting business, especially right after a storm.
Storm chasers follow weather patterns, show up after hurricanes, and disappear with your deposit.
What to do: If they knocked on your door, ask for license number and check with state board. 9 times out of 10, they're not licensed locally.
🚩 RED FLAG #2: "I can waive your deductible"
This is insurance fraud. Period.
Here's how the scam works:
- They inflate the estimate to cover your deductible
- Insurance pays the inflated amount
- Contractor pockets the difference
- If caught, YOU'RE liable (it's fraud on your claim)
What to do: Report them to the state insurance fraud division. Do not work with them.
🚩 RED FLAG #3: "Sign today to lock in this price"
Pressure tactics = scam.
Real contractors give you time to:
- Check references
- Verify license
- Get multiple quotes
- Review the contract
What to do: "I need 3-5 days to review. If that's a problem, I'll find someone else."
If they walk, good riddance.
🚩 RED FLAG #4: They want 50-100% payment upfront
Standard payment schedule: 10-20% deposit, rest in milestones.
If they want more upfront:
- They're cash-strapped (bad sign)
- They plan to take your money and run
- They don't trust themselves to finish (you shouldn't either)
What to do: Never pay more than 20% upfront. Never pay final amount until work is 100% complete and you have lien waivers.
🚩 RED FLAG #5: No written contract or vague scope
"Don't worry, we'll handle everything. Just sign here."
Red flags in contract:
- Vague scope ("water damage repair")
- No timeline
- No materials specified
- No warranty
- No change order process
What to do: Demand detailed contract. If they won't provide it, walk away.
🚩 RED FLAG #6: Can't provide proof of license or insurance
"Oh, my insurance is at the office. I'll bring it tomorrow."
Tomorrow never comes.
What to do:
- Check state contractor board website (verify license is current)
- Call their insurance company directly (don't trust a certificate they hand you - it could be fake)
- If they can't prove it on the spot, don't sign anything
🚩 RED FLAG #7: Won't provide local references
"All our recent customers are out of state" or "Our customers prefer privacy"
Translation: They have no local track record.
What to do: Demand 3 local references from the last 6 months. Actually call them. Ask specific questions:
- Did they finish on time?
- Was quality good?
- Did they communicate well?
- Would you hire them again?
- Any issues or surprises?
The GREEN Flags (signs of a good contractor):
✅ Licensed and insured (you verified it) ✅ Local business with local references ✅ Detailed written estimate and contract ✅ Reasonable payment schedule ✅ Answers all your questions clearly ✅ No pressure to sign immediately ✅ IICRC certified (for water/fire damage)
Real Story:
Last year, a homeowner ignored these red flags. Contractor knocked on door after storm, pressured them to sign same day, wanted 80% upfront.
Homeowner paid $35,000. Contractor did 30% of the work and disappeared.
Don't let this be you.
